JOB PURPOSE

To provide support in driving optimal performance of the real estate investment portfolio through analysis, monitoring, asset management, and market research to aid strategic decision-making.

REPORTING TO:

Portfolio Manager

MAIN DUTIES;

1. Portfolio Performance Monitoring:

• Regularly track and report on the performance of the real estate portfolio, including key metrics such as returns, income generation, asset appreciation, and risk exposure.
• Develop and maintain comprehensive performance dashboards and reports, providing actionable insights for senior management and clients.
• Monitor and analyze the impact of market conditions, economic trends, and property-specific events on portfolio performance.

2. Investment Analysis & Due Diligence:

• Support the evaluation of new investment opportunities, including property acquisitions, developments, and joint ventures.
• Conduct detailed financial analysis to assess investment viability and assist in due diligence activities, including financial, legal, and operational reviews of potential investments.

3. Market Research & Reporting:

• Perform market research and analysis to identify trends, risks, and opportunities in key real estate sectors
• Stay up to date with local, regional, and global economic trends, as well as changes in regulations that could affect the pension fund’s real estate investments.
• Prepare and present reports summarizing market conditions, portfolio performance, and investment opportunities to senior stakeholders.

4. Asset Management Support:

• Collaborate with the investment team and property managers to ensure the performance of individual properties aligns with overall portfolio objectives.
• Monitor operational performance of properties, reviewing leases, property management, and maintenance strategies to optimize returns.
• Provide analytical support to develop strategies for property repositioning, leasing, and sales.

5. Financial Reporting & Compliance:

• Assist in the preparation of quarterly and annual investment reports, ensuring accuracy and compliance with internal policies and regulatory requirements.
• Support the preparation of materials for pension fund trustees, investment committees, and other stakeholders.
• Ensure adherence to fiduciary responsibilities and best practices in managing pension fund assets.

6. Stakeholder Relationship Management:

• Maintain strong communication with clients / vendors / property managers
• Provide regular updates on portfolio performance, market outlook, and investment strategies to clients

EDUCATIONAL QUALIFICATIONS

• Bachelor’s degree in Real Estate, Finance, Economics, Business Administration, or a related field.
• Relevant certifications (CFA) is a plus.

RELEVANT EXPERIENCE & TECHNICAL SKILLS

• Minimum 2-4 years of experience in real estate investment analysis, asset management, or a related field.
• Experience in managing or analyzing pension fund portfolios, institutional real estate investments, developments or large-scale real estate funds is highly preferred.
• Advanced proficiency in Excel (including financial modeling), and familiarity with real estate analysis tools
• Experience with portfolio management platforms or reporting tools is a plus.

• Excellent communication and presentation skills
• Strong analytical skills and the ability to interpret complex financial data.
• Knowledge of real estate markets, trends, and the factors impacting investment performance.
• Ability to work both independently and as part of a team in a fast-paced, deadline-driven environment.
• Strong attention to detail and commitment to accuracy.
